Bruce,

Try Dow Corning "Slipicone".  Another suggestion would be a good bicycle
chain lubricant such as Pro Link Chain Lube.  With either product, you would
apply it & then wipe off the XS.  Either one will dry to a waxy nondirt &
grit attracting finish that won't wash away for a long time.
