Okay Chris,

 From my reading, it sounds like you've fallen in love with a boat.  
When that happens, pull the trigger.  You won't regret it.

We had to borrow most of the money to buy our Rhodes.  I can't even 
remember how long ago it was, but probably pushing 8 years or so.  We 
never sailed in a Rhodes 22 until
Elton showed up a few months later to rig ours.

Unlike every other big purchase, there was never a moment of remorse.  I 
don't think you will regret it either.
