Herb,
Most people are totally ignorant of how markets work and how
government corrupts them. One of the reasons the coast is so slow
recovering is that no one is going to do for themselves what they
think the gubment will do for them. In fact, a huge percentage of the
population thinks they have a "right" to free or cheap housing. No
developer in his right mind is going to risk capital on a project when
he has a competitor (gubment) with no requirement to meet budgetary
constraints or market realities. I know of one property where FEMA
spent 2.5 million dollars on improvements to park roughly 80 FEMA
trailers for less than 12 months. Think about it, we (taxpayers)
could have sent these folks on a year long cruise on the "Love Boat"
for less money (it wasn't like they were going to be late for work
anyway). But then again, I don't have to tell you to think. You get
it!
