Big issues as I see it:
Is the boat suitable for your use? 4 kids and 2 adults is a lot on
any 22 ft boat. It might be OK for daysailing. It might be OK for
overnighting if everybody really likes each other. The Rhodes has a
big cockpit and sails well with a lot of rail meat so it might work.
You haven't seen the Rhodes but it isn't any bigger than a Catalina
22 or a Precision 23 so if you've seen them, you'll have an idea of the space.
As someone else noted, your Windstar may be marginal for towing and
launching the boat. What is it's tow rating. We towed ours for years
with a Chevy Blazer (5000 lb tow rating). We always said that if we
had mountains to deal with we would want something more substantial.
We now tow with a Nissan Frontier (6300 tow rating) and we can
certainly tell the difference even though we are only towing a short
distance. My understanding is that 70s era boats were a few hundred
pounds lighter than the newer boats.
Condition of the trailer. Sometimes lightly used trailers are not as
well maintained as more heavily used trailers. I would want to make
sure that it is structurally sound.
How handy are you? How much do you want to work on a boat vs sail a
boat? The price sounds good but on a boat this age, you could easily
spend 2 or 3 times that amount getting it into shape or it might
truly be a steal. No way of knowing without a thorough, knowledgeable
inspection.
I wouldn't offer anything until I saw the boat and put it in the
water. Biggest issues you might face would be centerboard trunk
problems or chainplate problems. Almost anything else could be fixed
although some things would require a lot of time, effort or cash.
