Two different situations with two different approaches. If you are going to 
 sail (tied at a dock) be sure to empty the water tank and holding tank or 
porta  potti. I live in SC and usually leave my boat in the water year 
around and don't  have to bother with winterizing. The water in the holding tank 
and fresh water  supply never freeze. I find that condensation is my biggest 
problem. I make sure  that I have good circulation of air in the cabin and 
sponge up any  condensate from the bilge. Keep the battery topped off with 
water and properly  charged. Gas tank vent should be closed after each use 
and keep the tank full. A  full gas tank won't accumulate as much moisture as 
an empty one and be sure to  use gas without ethanol. Most marina's in our 
area have ethanol free gasoline  available at their pumps.
Another fall/winter problem is falling leaves. Make sure to keep the  
cockpit drains clear of any debris. That's about all I can think of for now. If  
you have any specific questions, don't hesitate to ask.
Where will you be sailing???

You bring up a good question. I do not have a dock  built yet, but I do 
have a dock where I can tie up until I build one.  

They do sail here all year round, and I may find myself doing the  
following:

1- Leave my boat in the water during the winter (when my  dock is built, I 
plan to keep it on a lift)
2- leave my boat on the  trailer.

Not sure at this time.
