I here you, what can you say when 95% of the boats are still on the dock on a great summer day. The problem is upsize a bit or no
sailing for a few years, I have there girl and the mall in 5 years will be better than spending time with daddy, but right now they
come along everywhere.

Buy Bulldog, put it in the slip next to yours. Every time you want to go sailing, give everyone in the family the option of either
staying on Bulldog in the slip, or going out with you. I'll bet they pick Bulldog over and over. By the time you get back to the
slip, no one will be there, because Karin can drive everyone home as soon as they get bored or cranky.
The "we need a larger boat" ploy leads to "this isn't working" and finally "let's get rid of the boat". Don't let yourself get
suckered.
Most of my friends who purchased larger boats to accommodate their families found themselves alone in floating tubs wishing they
still had the boats they loved.

everyone thanks for the ideas, I am listening, but still working and lack of sleep are leaving little time for email tonight.. think
of this as group therapy :-)
1) I live in the NY area, dock rate are 120$ per foot and 28$ for winter storage, now that 35 footer with the 3 foot bow and 1 foot
rudder is around 5722 a year, ouch.
2)I know the games to store the boat cheaper, CT has laws going back to the 1700's about public harbor use, been thier done that,
but 3 kids on a tender is a pain in the ass.
3)my town has put serval million into the docks, best docks I every been on, they did not spare a penny, wind/wake/wave protected,
has services, overnight guards and armed cop durring the day(3 police boats, comand shack and they realy want the duity), 1000$ from
april 1 to nov31, two months longer than the rest of the dock, now the problem, 20 year waiting list for 28-34 foot space(the last
space give out was signed up for in 1996, I have a way to go), the best I can my hands on it 27'5' righ now.
4)Would I like to built my 39 bruce roberts, or a 37 foot nuaicat, make be PS 32 house, sure, but those are 200-350 new and even 20
years old still 120+, even then thier going to be 40$ plus in overhual.
5)CD can not point with the full keel and have to much wood :-)
6)IRC racing rules boats, I do not want to live on my side.
7)surpriced no one mentioned the IP 26 with centerboad
8)I have to check the others, but time is a factor, I could build or fix anything on a boat, the problem is I do not do it daily and
am slow. I like sailing, getting larger mean a older boat and more of my time fixing. the problem go up by the 3.5 power with
size(and the price too :-)
9)like to be able to store the boat my self, like to be able to walk into the beach, need sleeping for 5 and that 27.5 number again,
open to ideas and am listening, like to keep sail size down and boat "mass" so I can still single hand, I sail the sound, 3 day
weekend and block island and such.
Sleep time, I check in tomarrow.

Nice! It would be a difficult choice to give up an R22 for a Seaward 26RK but there is definitely a market for folks like you who
need something just a bit bigger.
