[Rhodes22-list] evaluating a used boat

Hello All. 
 
I'm new to the group and new to sailboats (except for a little Sunfish action as a kid). I'm interested in buying a used Rhodes 22. On Sunday, I'm going to be looking at Brad Haslett's old boat, now owned by Steve Scrop. I could use some advice on how best to evaluate its worth. One of the books I own has a small section on this and it says to inspect for worn sails, since they cost a lot to replace. So, how long do sails last? Brad, how old were the sails when you sold the boat? How much do they cost to replace? What else should I examine? Steve said that the deck has not delaminated but that the surface is worn and can be slippery. Should I be concerned? I welcome any and all advice, comments, suggestions, and opinions. Thanks.
